We offer two principle types of service
Full Management & Let Only
Let only consists of
• Property viewings
• Advertising of property in local press and extensive Website advertising
• Finding a tenant and taking up references and any guarantee deemed necessary (This includes credit checks)
• Independent Inventory Service
• Drawing up tenancy agreement and serving appropriate statutory notices
• Collection of initial months rent and deposit
• Obtaining adequate sets of Keys
• Checking in tenants
Full Management consists of
(Included the above plus);
• Look after all aspects of your property.
• Carry out periodic inspections of the property.
• Collection of rents on a monthly basis and credited to the owners account.
• Liaise with the tenant on a regular basis.
• Inventory Service.
• Meter readings.
• Client compliance with regulations. We keep landlords up-to-date with safety legislation and any changes to regulations. We will obtain gas and electrical safety certificates and renew them annually where instructed by the landlord.
• Property Maintenance. All maintenance issues are dealt with quickly and cost effectively, using our experienced qualified team of maintenance staff. No works are undertaken without the landlords consent.
• Checking out of tenants.
TENANTS
We let and manage a variety of furnished and unfurnished properties. We want to make the process of your property search as simple as possible. Tell us what you are looking for, we will provide you with a shortlist of suitable properties to view.
The Letting Process:
• Register. Let us know your exact requirements and we will be able to find your ideal home.
• The Search. Once we know your requirements, we will compile a number of properties that match your criteria. Viewings can be arranged almost immediately and will always be accompanied by a member of staff, who can give you advice and answer any questions you may have. Having decided on a property, we will require satisfactory references which have to be approved by the landlord once received.
• Tenancy Agreement. Once the terms are agreed we will draw up the necessary paperwork for signing. The Tenancy Agreement will ensure that landlord and the tenant are fully aware of their responsibilities to the other. This will form a legally binding contract.
• Inventory. A schedule detailing the contents and conditions of the property is drawn up. This will be checked and signed at the commencement of the tenancy.
• Rent and Deposit. Before the tenancy begins, a deposit and the first payment of rent are required. This payment needs to be cleared funds before the tenancy can begin. The deposit is reimbursed you at the end of the tenancy, less any deductions to be agreed upon the inventory check out report.
• Moving in. Keys will be released on the date tenancy begins. Welcome to your new home.
